I lived there for years... No anymore. Nice area and getting better but keep the projects @ 100th street in mind depending on view. Very low monthlies and well run building but a lot of rent controlled and sponsor renters. I Think the 2 beds w/ balc for under $1M these days which is a great deal given the size and many come w/ park/resevoir views. Its a nice place to live but from there you will only head south! Good luck.

thanks for the information. I thought that in the buildings close to the park 382, 400,..it's all condo owners..could there be a problem to buy in a building with many renters?
I need something near Columbia University, was actually considering Morningside as well. I figured everything close to Central Park (or near the University) would be nice and safe.

all 4 buildings (372,382,292,400) are condos but prior to the conversion (not sure when) they were rental buildings with both market and rent stabalized tenants. Not sure what the % of renters are but no issue w/ bank loans. I wish I bought my old 372 apt back in 94 for $282k now selling for $1M on the 19th floor with CPW view. Oh well.... For living near Columbia its great.

I would buy there before any of the Central Park North conversions or new construction and way before buying further north in Harlem. Good luck

I also wish I bought your apt back in 94 :-)
There's not much on the market in these buildings..I guess owners there don't sell if they don't have to.

I have rented in the 392 building for four years now and have decided to buy. 700sf on the 20th floor. Low maintenance and RE taxes + very well maintained building. New construction underway west of Columbus street (all high end retail plus underground parking lot) and from what I understand, Columbia is buying out the Fredrick Douglass projects.

thanks, #6 and congrats on your 20th floor condo, sounds really nice.
Seems there's nothing on the market in your building right now.
If you ever hear of a neighbour who wants to sell a 1BR or studio (and maybe keep broker's commission)please refer them to me at 153153 at mail.com.
I'm a nice, decent european woman and I wish to buy anytime until August 2008 at the latest.
(actually need it for myself full time from August 08, until then I could rent something for my visits short-term. until then a potential seller could stay in their former apt if needed, just in case someone wants the money now and move out later)
