First, w67 is a long time and vocal bear and broker-hater. If he didn't invent the term "realt-whore" he is at least the most creative and avid user of it.

Second, the thesis behind his post is that prices at the Avery are falling and he's looking for some friendly wagers about when they will tick through $1,000 psf ON THE WAY DOWN. He will probably agree with you that there is lots more to go beyond that.

Third, he is the least politically correct poster on SE, and damn proud of it. As of now, this will no longer be a 'price trends at the Avery' thread. It will be a 'mock and offend janicea in the most shocking terms possible' thread. Should be entertaining, anyway.

janicea, you are obviously new here. w67thstreet is a commercial property owner who has locked in his tenants' rents for several years. He is expecting prices to decline and wants to dance on other property owners' graves.

Previously he was involved in residential property and had a lot of lawsuits with his tenants.

He is and has been a property renter. On one of his properties, he didn't pay the last month's rent so that the landlord used the security deposit to pay that month's rent.

Avery is interesting. Was designed orginally as a rental. In some ways very similar to 120 Riverside Blvd minus the swimming pool and Trump Security but arguably nicer fixtures. I think the two buildings will price very close to one another.

w67thstreet also believes that underwater property owners should conspire with their building neighbors to force the bank to accept a short sale of their property, in a maneuver that he believes is illegal but won't yield jail with greater than 0.01% probability:

$2MM condo bought 12-2007, with 5% down ($100K) at risk 90% loan, 5% heloc.

Mkt in 2009, $1.8MM. Equity is toast. Owner can no longer hang on and has written off $100K. owner gets 3 friends to bid $1.4MM... goes to bank show bona-fide sale contract, says take as a short sale or take keys. Bank bites, Owner gets a kick back from the actual buyer for $100K. Bank/taxpayer is short $500K. Original owner is whole, 2nd "friend" buyer got $300K "equity" cushion to ride out storm.

multiply by millions, 1/1000 prosecution, 1/10,000 actual go to jail... no brainer... I'd do the short sale....

I don't know the RSB market at all, but on it's face the comment seems cogent. He compares two buildings in the same neighborhood, specifies basis of comparison, states conclusion - it it not apparent that it is the work of an idiot. Tell me this, when was the last time you made even that much of a contribution to the actual discussion of real estate on SE?

Eh hem. Back to OP which is a very good questions. There are 27 active listings. There have only been 5 sales since august. So I say won't hit 1000 till fall 2010. I think it will take some sales to shake up these losers and get em to drop their drawers and take their whooping -- and those aren't coming so fast. But nothing like 9 months on the market with no actions to get a clue.

-- I don't get why so many people hate riversider. Yes, some of the posts are not directly on re but they do deal with something substantive, which is more than you can see for plenty of posts on here, including the ones where people attack him. There must be some history to this I don't get.
