unit 3A, $24,500,000, a little over $5000 per square foot. two largest bedrooms don't appear to have en-suite bathrooms, although the master has a slightly separate, it appears, dressing room/bath set up. pluses, good views, large rooms, private outdoor space.
however, just how much is that outdoor space worth? 8A just left the market unsold after 148 days at $10,900,000. i thought for certain with that discrepancy in pricing they much have different floorplans, but no, as a lower unit 3A has the outdoor space, otherwise same amount of space.
but wait, there's more, 9A languished without selling for 315 days at $8,200,000. Honesty forces me to admit, however, that 13A, no listing, did sell for $9.5mm 05/05, much higher floor, no idea of whether or not had outdoor space.
this location is to many decidedly better than the one above. but a dated coop (looks well maintained, but decorated in a certain style you'll either appreciate or more likely mostly want to redo) for what i would guess is twice what it could have gone for in 2005 is priced quite ambitiously indeed.
Holy crap, AR! That's a great horse to put in this race.
To be fair, AR was not factoring in the worth of the antique appliances in the kitchen. Those push button dishwashers are a real rarity.
That's just the pantry. At River House, you don't need spiffy new stuff.
aboutready, that's a huge terrace, but what a markup! They must not be in any rush to sell.
Here's my vote. No outdoor space. Which may not be so bad considering how noisy it is around there, but still.

perhaps, nwt, but you could get a dated apartment there on a higher floor for less than half the cost. without that terrace, though.
AR, I LOVE the River House, 435 East 52nd Street, though let me admit right now that I'd be lucky to get a peek at the lobby let alone be admitted by the board (assuming I had that kind of dough). Besides the steep prices, though, the board is very tough so it's as hard to get out of there as it is to get in. Wish I could invite you up for a drink on that glorious terrace, gazing up at those buildings on the south side of East 52nd St. You can just SMELL the money over there - yum yum!
.....and that place at the Plaza! To be a gazillionaire & spend your money, though, doesn't make you insane.
a lot of those old-money apartments have fabulous liquor cabinets, filled with extras (nay, necessities) for any outlandish request. always ready to concoct the champagne cocktail, or whatever your swilling heart may desire, and even serve it in the proper glass! now that's my idea of class.
cocktails at 6:00? let's "attire" ourselves for the occasion, yes?
