Reduced by half a million dollars

Is it normal that this pisses me off? And I still think it is overpriced. Why can't these greedy developers & brokers just price the thing reasonably to begin with? It isn't 2007 anymore.

Using the most generous of calculations, this is at best 2100 square feet. Not by any stretch is it 2832 square feet.

That puts this at an insane $2429/square foot. Unless the "common charges" include daily maid service, daily cook service and daily john service, this is a total ripoff.

The "family room" has no windows, and essentially would feel like an oversized hallway connecting all the bedrooms.

No separate dining room.

Nice-sized terrace but why no pictures? I'd think this would be a major selling point.

$1.995,000.

Good points Matt. I came up with just under 2,300 but still way off the listing. I didn't see this unit but I did see the one for sale on the one for sale on the 5th floor, which can't possibly be 2,569 sqft either.

The craziest thing is that this apartment was originally listed for around 6.5M- GMAFB!

Greed. Lying. Greed. Lying. Maybe someone will fall for it, but it won't be me.

Seriously.

I grew up in a 2500 square foot HOUSE, and we had:

-- A REAL kitchen (with an island and breakfast area for the kitchenette furniture)
-- A formal dining room
-- A living room AND family room
-- FOUR bedrooms upstairs (REAL bedrooms, the SMALLEST being 12x10, each with walk-in closets)
-- Three full baths, two powder rooms
-- First-floor laundry room (not stackables in a closet, a real room with washer, dryer, double laundry tub, and an area for folding and ironing)

It's insane what they're trying to pass off as over 2500 square feet in this city.

Never mind, it's substancially smaller. Looks like (to be generous) 1700 sq ft of interior and 1100 exterior.
Still beautiful. Low carries though would like to what the unabated taxes are.

But $4.1M for essentially a ONE BEDROOM?

Sorry, that's even more insane than 60 Beach.

Looks like direct river views.

The asking is more insane but Im sure they'd reduce 500K as well ;) and don't ignore the difference in monthly carry costs.

Yeah, I got a bit of a woody myself looking at the listing.

My big concern about the monthly carrying costs are -- is this a tax abatement that's going to really bite you in the ass?

I would guess so, looking at other units in the building,

Unit 4
Common Charges: $1,004
Taxes: $1,651

Unit 6
Common Charges: $1,236
Taxes: $2,020

And the penthouse at CC charge of 1475, I'd guess you end up around at $2500 per month taxes.

60 beach is insane
Common Charges: $2,628
Taxes: $3,395
