This is NOT the heart of Tribeca, nor is it even close to being walkable to SoHo or the village. In fact, I would categorize this as Battery Park/Financial. I gotta say, it's annoying when real estate agents blatantly lie in their listings. Makes me not believe anything they say.

Sorry to say this, but you are high. "Heart of tribeca" is vague but when you are half way between Odeon and Washington Market Park, you have a pretty good claim to be there. And I would say a 1/2 mile to Soho is walkable for most of us. Also, they are not brokers either. Its a management company.

Welcome to New York.

yeah, BPC is only WEST of the West Side highway, and Fidi by NO definition starts ABOVE chambers and WEST of broadway.

Tribeca = TRIANGLE BELOW BROADWAY.

The triangle is made by Canal, Boradway, and the West Side Highway. Often, south Tribeca (below Barclay/WTC) is lumped in with either BPC or Fidi, but 100.00% of actual people who live and work in Manhattan call north Tribeca "Tribeca", including anything on Reade Street and west of Broadway.

So you are indeed on crack.

In the "olden" days Chambers was considered the southern border of the "true" tribeca.

And everyone knows the most important street in TriBeCa is READE STREET.

Duh.

That said, the apartments in this building are largely crappy and WAY overpriced.

NO, the most important street in Tribeca is N. Moore Street, otherwise known as the "fifth avenue of Tribeca" - though that was probably because JFK JR. used to live there.

This is amusing. If I was asked where the heart of Tribeca was I would say between Reade Street & Franklin between Greenwich & W Broadway. BPC is clearly anything west of the West St and FiDi is south of say, Barclay?

P.S. OF COURSE it is within easy walking distance of both SoHo and the West Village. Are you even a New Yorker? We walk a lot here.

South of Warren remains too commercial, there are too many offices. From Warren up it starts feeling like a residential area.

Reade and Hudson is about as in-the-heart as you can get.

Mack123 gets it just right.
