Delusional pricing. 11V -- virtually the same size unit -- except with a terrific view -- went for about $1.5M a few months ago. A 50% premium for a less desirable unit? Am I missing something?

Two things are going on here:
1. 7W is grossly overpriced
2. 11V was grossly underpriced -- The owners were fabulously wealthy and just wanted to "get out" after a tumultuous ride with dead deal after dead deal -- they wound up moving into a $15+M apartment on CPW.

5W went recently for 1.52 so I think, given today's slightly upticked market and the higher floor, that 7W should be priced at around 1.75M.

i don't know about the view for this one, listed today, but in terms of the upticked market, 5H sold for $1,825,000 in 02/05. this is 12H for slightly more. btw, i don't think it's 1800 sf. the H line units above and below it were listed as 1602 sf.

1.75 is still way too high for this unit. prices at the merc have been hovering at around 1000 a square foot.

oh and the h line is 1624 square feet on the 12th floor
