OK, so you're clearly an agent for the Avonova.

My thoughts are that three million dollars for a so-so 3 bedroom apartment on West 81st Street is ridiculous.

So, you think 1400$/psf is s ripoff - can you suggest something in a similar area that maybe a better deal?

It's overpriced & the video is cheezy.

Considering other units in the same building are recently closing at around 1000 psf, paying 1400 wouldn't be ripoff, but wouldn't be very wise, would it?

If you really love this apartment, I suggest offering 900 psf and reaching a deal at 1000 like everyone else.

interesting info - $1400 seems a bit too much, although it is a 3BR with a nicer layout than the 2BR lines

Agree that this is overpriced - however, it is a good family apartment in a GREAT family neighborhood. I live not far away and can attest that the proximity to both major parks, schools, grocery stores, restaurants, trains, etc. is fantastic. Also on the plus side, layout is nice, maintenance tax is below average for this size unit in a building with these amenities, renovations look nice, and it is in PS 87 zone. Down side, it's overpriced. If you can pick this up for under $2.2, great deal. Master bath also has me drooling.

For $3 million, it had better be.

Of course, there aren't very many *families* pulling in a million dollars a year to afford a pad like this.

This listing is for Apartment 2A, which sits atop Price-Wise Discount, the #1 train and a busy stretch of Broadway. I'm pretty sure you can have it for ~$2.1MM, if you want it.

NYCMatt: I think renovice meant to ask how we knew it was Apartment 2A. That's pretty simple; it's the only "A" unit that has been available the past two years. You can find the same apartment, asking $600K less, here:

W81 - just curious how is it that a broker can advertise a 600k reduction on a sponsor apt. A unique approach...
