Discussion about The Queenston at 16 East 96th Street in Carnegie Hill
It's great if you like that kind of space. (I do.) See also http://streeteasy.com/nyc/sale/422056-coop-250-west-82nd-street-upper-west-side-new-york for the same kind of building.
Between 2A at the Queenston and #33 at 250W82nd (which West81st just covered in the pricechoppers thread) the market seems to be saying $2M for #3A, so that's got a way to move.
2A sold for $2,050,000 in 8/09, (not sure of condition) so the exact same apartment one floor up seems way overpriced. (and lacking at least one bathroom or 1/2 bath - 5 bedrooms and only 2 bathrooms?)
thank NWT and ph41 ..... being a west sider and considering east side is tough -- any thoughts on the community, crime etc?
I was only a million dollars off on #3A:
11/14/2006 Previously Listed by Brown Harris Stevens at $3,995,000.
11/25/2008 Delisted by Brown Harris Stevens. Last priced at $3,999,000.
07/16/2009 Listed by Brown Harris Stevens at $3,499,000.
11/18/2009 Price decreased by 6% to $3,299,000.
03/08/2010 Listing entered contract.
04/26/2010 Sale recorded for $3,050,000.
NWT: Maybe you were right about the value but underestimated the broker.
Has someone been in that line? Is it mostly facing interior courtyards?
West81st, ah hah, now I see it was LL. Didn't you once say she could sell pork to the Taliban?
nyues, there're two rooms on the street and the rest facing back and sides.
And does the back have a nice view?
2A was a wreck, estate sale.
