Wow; the rent defiantly isn’t in line with comparable rentals available in the area, [almost $2000 for a 1 Bed. With NO full bath], I wonder if Mr. Zazza is aware what they charge at Shafer’s landing [2 blocks down]; and that’s a water front property, he defiantly has one thing going for him, the name “ZAZZA” it’s really cool and trendy.

It's not bad, but not as convenient to the L train as N. Williamsburg. Although the new V train stop in S. Williamsburg should make it even better.

I'm a bit stunned these are renting at those prices, especially with quite a few rentals ready to come online this year in much better parts of the neighborhood, but these are ready now, and sometimes people just need a place now.

Its a good section of W'Burg and its a short bus ride or walk to the L train @ Bedford Ave & N7st.

It's really not that short of a walk to the L - it's about the same as walking from Ave C to Astor Pl. I imagine most people would take the J or V from here anyway. And I have to disagree that this is a "good section" of Williamsburg. It's not the worst area, but it could hardly be described as prime.

W'Burg, Brooklyn & NYC will never be a fit neighborhood, borough* & city LOL. If you show fear no section will be a good hood to you.

I live a block away from this building! It is a very safe section of williamsburg! And close to the J/M/Z soon to be V trains!

Yes, there you go again. Your point? If all you're going to do on Williamsburg threads is bash the neighborhood, one really has to question your judgment. Note that not one of us has felt compelled to derail the useful Washington Heights thread by telling everyone how "awful" it is. If you have nothing useful to add...

The "usefulness" of my comments is to prevent people from making the grave mistake of flushing their hard-earned dollars down the toilet buy buying into the hype of a "hip" neighborhood that is anything but -- and never will be.

I survived it. I'm merely sharing my experiences with everyone else.

But I live a block away, so my opinion is FACT based as well...you see!

And I think it is the safest block in Williamsburg, where its very unlikely that one is ever gonna get mugged or shot, in the Daytime or late night.

matt..don't you see that marketing your strongly held opinions as "facts" discredits you in general?...I actually don't mind at all your dissing wmburg. It is good to hear different points of view. But when you start acting like no one can like wmburg, as if it is simply absurd, then you start sounding frankly kind of wacky, and it starts to make me take less seriously certainly what you say about wmburg, and other things as well. I hate the UES, because to me it is boring, but I respect that some people think it fits them well.

Sorry Matt, I just find that incredibly arrogant. People buy or rent for reasons other than "hipness." This is a real neighborhood - it's safe, convenient, and has plenty going for it (despite your many many pleas). You've made your opinions clear enough (and your "facts" are often so very wrong) - let people figure for themselves if they like it or not. Otherwise you just come off a hater whining from, of all places, Washington Heights.

Nothing against it, but South 8th and Bedford is just not a prime location. The restaurants on Broadway are great, but other than that, there's not a whole lot nearby.

wful Awful Awful building. First of all, we were verbally promised – and it was advertised – to have a gym and a firepit, whatever that is. All the other luxury buildings in the area are either the same $ or less and have a gym, unfort the timing just did not work for us. For the price of these apts in this neighborhood, the building at the very least should have a gym. However, every time i’ve asked about it i’ve been told lies about being denied a building permit – which was never requested per the dept of buildings – or been told that the building has to refinance first. A Zazza office employee told me that the building management company and realtors were instructed to tell people what they wanted to get them in here.

Literally every appliance in our apt has broken at some point – and we’ve only been there a mth or two. Electricity is mysteriously added to the rent each month and each renter is charged $150 a mth, which is CRAZY!!! Not to mention this morning they have cut off the hot water in an attempt to save costs and we are left with barely lukewarm showers. I’ve lived in the city for 10 years in lots of different buildings and have never felt as cheated as I do with this dump.

You can always call 311 about the lack of hot water; at least you'll have the satisfaction to get the LL fined. There is no legal requirement that a building maintain a gym, unlike heat and hot water. As to the electric bill, read your lease; it sounds very fishy to me. You might want to call the Housing Court on Livingston; they can provide you with free help if you need it.

eloura, sorry to hear of all the problems. As noted before in this thread, it's a bit of an ambitious location to be asking for the rents they did - they got away with it, but if all you say is accurate, I don't see them holding on to tenants for too long. I think you'll find a lot more inventory a bit further north, which IMHO, is a significantly better area.
