Coop Sales Questions And Dilemma

I am aware that selling a coop in New York can be a challenging job.I have a broker who I gave the listing to over a month ago.So far they are not inclined to list it outside the building Can any brokers explain to me how to get them to list it so outside buyers can find it.Im sorry to seem so ignorant but Im an out of state owner who has no experience with New York real estate and coops seem to live with their own rules.

Its possible the co-op board has a rule that the property must be marketed to the building FIRST before open market.. How many units in the co-op?

Why not speak with your broker...If you're selling a one bedroom or studio I'm in the market.

There are over 600 units and I have spoken to the broker but its not getting marketed outside.The coop board does not have any rules about selling to building occupants first.I believe the price is a fair price based on other properties in the building and area.

I can't imagine what's going on here but if you signed an exclusive with this company, you may be screwed. Perhaps you could put an ad in the NY Times? Yeah, you're doing their job for them but you do want to sell the place.

to #1. Be aware if the following also:

The agent may be SHADY, they know you are out of the country and want to screw you by not marketing the unit properly, let the property sit and convince you to keep dropping the price. At which point the agent's relative/friend scoops it up wayyyy below market to flip.

far fetched.. but would not surprise me in New York

That may not be so far fetched. We really don't know what's going on here. A good real estate lawyer is extremely important & this may be the time to contact one to see about lighting a fire under the realtor & to watch your interests during this important transaction. You also may be able to contact the office of the realtor to see if you can get them to light a fire under him/her but first, I think, is a good real estate attorney. There's a possibility you're getting screwed here & you don't want to let that happen. Good luck!

Contact the manager of the branch office that the broker works out of. In writing.
