Has anyone seen this new development? It looks like the finishes are nice, and the prices seems pretty decent for the market (for condos, at least.) Anyone seen them? Any color or opinions to offer on them? Does the House of D has any impact on their value?

$800 psf for the edge of cobble hill.... and on the wrong side of court. eh, I think you can do MUCH better in this market. Hell, get a floor of a brownstone for less. Why pay extra to live in an ugly brick building in a neighborhood of fantastic and historic brownstones and rowhouses.

Not to mention you should really be paying Boerum Hill prices, not Cobble Hill prices, for it (even lower).

actually, looking more carefully, NOT a good spot on pacific. You're feet from boerum there. Thats the nasty part of the hood. Corner has that ghetto garage and used car lot. A good mechanic, but not a good neighbor.

You're also little more than a block from the jail.

Again, you'd do MUCH better going a couple blocks deeper into actual Cobble Hill...

I know it's difficult logistically, but I wish more people would get together to buy an entire bstone. Better than the craptastic new dev.

I've definitely seen a bunch turned into co-ops, but I agree there should be more. But, I think I even saw entire small houses in cobble hill for like $1.2 mil, why pay a bit less for a couple bedrooms in mediocre brick (and doesn't seem to be much by way of amenities).
