Why aren't the apartments in this building selling? Not a good deal?

By the way, I am having a hard time finding info on the developer. Is anyone familiar with Fran Ng?

i agree with you - looks fairly attractive but its been out for about 6 months now w/ less than half in contract.

No immediate knowledge of building, but looks as if all the disadvantages of a townhouse (light only at front and back, not a lot of services), for a fairly high price. Also, what does the rest of the block look like?

it's across the street from a school which has no schoolyard and they play in the street during recess..

julia - and other than the school (lots of noise, litter, possible breakage), is the street mostly townhouse/old walkup tenements? Any apartment buildings?

I ask just because of falcogold1's comments about 78th between 1st -2nd avenue and the river as being unsafe because no doormen, lots of places for would be muggers to hide.

The Wellington is at 350 E 82nd and goes from the corner of 1st ave about 100 feet west along 82nd. You should check out that building too, as prices are not so far off.

I thought that this address looked familiar. They have open houses here frequently. As Julia notes, there is a school on this block and the kids play in the street during the day (the street is blocked off to traffic). I think it's a much better kept block than East 78th Street (York to 2nd) and I'm trying to remember what shops/restaurants are on this side street. I didn't look at these units because I thought the prices were high and I wasn't sure what the services would be like because it's a new condo.

Did they recently change broker/listing agent for this building? IIRC the prices were much higher a few months ago.

i dont think so - they did drop the prices for most of them. 7 units in a 6 story building. theres the sushi wasabi lobby at the corner on 2nd ave and convenience store on the other corner. its close to construction, which isnt most ideal for the next several yrs.

y00604, have you seen any of the apartments? I took a walk past this building today and it looks nice from the outside. Doesn't look like anyone is currently living there. IMO, the block looks very nice although you're right about the construction on the corner. Is that where a subway entrance will be?
I don't really like the way the units are decorated, but you can change that. It seems to have a virtual doorman and I'm wondering if there is a super on premises. You're right, they definitely dropped the prices. Seems like you'd have quite a bit of privacy, but I wondering how safe is a virtual doorman as compared to a real doorman?

not much information on frank ng online. there is also no marketing website for this building - perhaps because it's a smaller development.

does anyone know who the construction company is?

i just learned that this building has serious leaks in the roof and basement with widespread water damage which will require significant work. you should at least hire an inspector.

lobster - i did go in to see the apts before. it does look nice..virtual doorman i never heard of until i took a look at that apt.

I saw a couple units in here. It's not my favorite. I smelled something musty in the townhouse unit (basement level), so I can believe that about the water damage. 3A has the most miniscule master closet inside the master bathroom??? The hallways are really long, which makes the layout not that efficient...And the kitchen cabinets remind me of a Swedish office.
