I figure, I lost money and no one should have to go through what I did without all the information. The building is beautiful, the management and board are all great. Im not downing them at all. If you are interested in buying at this location call me at (two one six) three three seven - seven zero one zero and I would be more than happy to share everything I know about the above address. Im not going to tell you not to buy it, Im just going to share what I know. Just looking to warn others. I was out about 5K and six months of market movement. [less]
1) lucky you for not buying at $1000psf;
2) smells like a short sale, so ya had to deal with the bank and the bank said more $. Seller said fu, then said you, buyer take on more leverage. You said only if appraiser came in high enough to get more mortgage... now you're pissed by the tax credit and low interest rates are going away, cause the appraiser came in LOWER NOT higher. OMFG, whatz a lemming to do?
yeah get in line... a million little deals being regurgitated into mkt.
One piece of advice I gave to another lemming:
1) if short sale is good, steps of courthouse is better.

Umm, when you link to the brokers web site from SE, http://www.alistpropertiesnyc.com, top of the page has a banner for "Invest in Dubai, UAE and Get Wealthy!" granted it's got a date of 10/14/07, but that's pretty much a non-starter.
after more than 2 yrs on the market, i wonder why anyone would want to touch this place
So the last two sales were from my understanding cash sales for the reason that the owner occupied to investment ratio is sooo low no bank would finnance. I was told we could get a mortgage, we could not.
