so we are paying $3700/m for a 2b/2br. time to renew. about the apt, good things: new appliances, washer/dryer, central air, 1000 sf., low 70's and columbus, elevator, rent stablized. bad things: VERY poor soundproof (both interior and exterior. although got used to it somewhat but still it's quite annoying), no gym. basically it's a poor quality low rise building in a good neighborhood with good stuff thrown in. where would you see this priced at? thanks.

State of bathrooms? That's a good school zone. I think they could find someone to rent it for that.

Did you check either nybits.com or urbansherpany.com for rental price comparables in your area?

brand new bathrooms. new floors. it was newly renovated. checked on here and nbits for pricing points but this one is quite unique...

A similar apartment in our building in low 80's rents for $4900 - I would stay put.

lobster, thanks for the links. I would say the second one on w77th is more comparable given its location. it seems to have a good size and good exposure. has a doorman. interesting that the ask was raised by $100.
