Its interesting that the recent sales in this building went close to 'ask'...if you remember...last year i was bidding on 5F and they couldnt 'give' it away(sold at close to 11% below ask - which was a modified ask from 2008....i was going to get it at 20%+ below ask)......and nothing was moving in this building....things seem to be selling again in this building...
yeah well there is something very shady about 19a.
twice throughout the year when trying to make an appointment to see 19a, was told "have an accepted offer" and not showing.
truth - I went to see 19A - in really terrible condition - inside and out - dirty as well as old. Broker said that the owner had had a contract out, prospective buyer couldn't sell their own apartment and lost the 10% downpayment. So, suppoedly owner was holding out (had let a young relative live there for a while, which didn't help the state of the apartment.
Couldn't believe that it had finally "gone to contract" at anywhere near that price, considering the condition, but the terraces were very nice (God, even the awnings were in tatters).
Waiting to see closing price (unless prospective buyer gets cold feet, and owner gets another forfeited deposit).
I was expecting that typical low ceiling, parquet floor coop building feel and a bit smaller than what I was looking for but it was the outdoor space that I thought might bridge that gap.
And in contract could be anywhere near or far from the ask.
