It seems like CL has been a diminishing return for years now. I put up good, real apartments, but the return on these paid ads has really fallen. Aside from StreetEasy, where are people looking?
if you're company doesn't have good web traffic and you don't have a good referral base then you are in trouble. craigslist has gone to crap because it is an unregulated free-for-all of fake come-ons.
I think sole owners not wanting to work with Brokers.... almost anything listed with a Broker can be found here with far more data/info/comps etc.
60s UES Anyone would like to rent my one bed apt in the 60's and 3rd ave. Luxury building w/ balcony. 9173045908

or.....maybe the demand just isnt there
so say a bunch of people who DO NOT work in the real estate business
how much rent jsimbana?
Jim- fortunately we do have a great referral base and we also sell apartments. I agree that CL is plagued with fake ads and lots of junk. However, until this winter, putting up quality, real apartments always got me a satisfactory return on the $10 per ad. Seems that has changed.
I agree, the return isn't there any longer.
NYT Real Estate online is still ok.
When we looked for a rental last year, NYBits was our go-to site with StreetEasy second. If we looked on Craigslist, it was for by-owner only. The odds of anything else no fee (we weren't willing to pay one) being on only Craigslist were pretty low.
A friend of ours just bought a million-dollar apartment from Craigslist and insists there are great deals to be found. I took a look and didn't see anything too compelling. He bought a condo, though, and we're looking primary at co-ops. I don't think it's realistic to have a broker-free co-op sale, as nice as it may sound hypothetically.
I am an owner/property manager and I rent all of our apartments myself though SE, CL and NYBits (in addition to our company web site which gets traffic). People also find us though urbansherpa.
I was one of the 1st owners to post on CL, what seems like almost 10 years ago by now. Over time, it (And I am speaking only of the "By Owner" section) got watered down to the point where people still come to showings and ask if there is a fee, and are actually surprised to find out that I did post an honest ad there.
I think that anywhere would have diminishing returns over the last year or so, and although I get better quality people looking from SE, I get more quantity from CL. In the end, I think SE has only yielded a handful of tenants....
all of the fake for rent by owner posting, postings of apartments that are completely made-up, etc has hurt craigslist badly. its definately the lowest common demoninator. the only time i post there is if ai have a cyof exlusive that no one else can advertise as no fee except me
Hi MAV - do you have apartments in gramercy or kips bay?
I do have 2 buildings in Gramercy, but no vacancies now or in the foreseeable future...
it doesn't seem like any of these recommended sites are yielded towards Brooklyn. We still have success of Craigslist but I would say not as much in the last year as previously.
There's just too much lying and bait-and-switch on Craigslist.
