Are people getting financing?

Any feedback from folks on what they have experienced recently getting financing? I've been back and fourth with a realter where the seller wants a cash deal for an established condo, with NO financing because they are afraid if they go the financing route it may fall through. I have sent them my preapproval letter well over their asking price, and showed them a copy of my credit score > 800. Are they remotely justified in their requests...not sure what their real issue is.
