Is it possible that this goes for the ask? It honestly seems a little high considering the 2nd ave location and the odd facade. I was thinking more like 5-6. Any thoughts?

If you walk along the side streets in the East 80's, they have some beautiful brownstones- many of which look very well kept. I'm not a RE broker or any kind of RE expert, but I would believe a price over $5-6M is very possible. Take a walk along the side streets in the East 80's and you'll see some beautiful homes (that I wish I could afford).

I agree..87 from 1st to EE has some beautiful places.

It looks like they did a big renovation on this property although I agree that the facade is odd. The previous sale prices, as you've seen, were much lower. But in general, more than $5-6M doesn't seem impropable.

E82 has beautiful brownstones but the ask is about 25% over what it will eventually sell for. I'm guessing it sells for around $6MM. Everything inside is painted white, you'll need sunglasses just to view it. And yes, a brownstone off 2nd Ave won't command what something closer to the park would.
