I hate the neighborhood and I would say no for me.

But for those who would consider it;
The building's recent closings are in the 900 ps ft range.
Here you have 1531 sq ft plus 1058 sq ft roof.1531 sq ft plus 529 sq ft(1/2 a foot ext for interior) = 2060 times 900 = $1,854,000
PHE sold in november for 2mm. Though basically even in sq footage, slightly different in arrangement and facing south (I think more desireable).
And though asking 1,995,000,I'd say likely to accept 1,850,000, maybe 1,800,000.

On this to be said about PHE is it had 3 exposures. the bummer about PHA is it has only one and not much of a view. There is a HUGE building on 10th and 57th that kind of takes up most of it.

"One thing" to be said became "on this" somehow. Before I get yelled at for spelling I will cop to it.

There won't be any yelling from me, I do that with more frequency on this board than most.
