I haven't tried this approach yet to find an apartment- just go knock on the door of a place that you like and make an offer. http://www.nytimes.com/2010/02/28/realestate/28deal3.html?ref=realestate

there's no ISP banning. I have a dozen plus ISPs in one week, not by any purposeful obfuscation. Anyone can change their home ISP by unplugging their modem for some period of time.

My sister knocked on the door of a house she had driven by for years - at the top of a small hill in Massachusetts. She told the owner how much she admired the house and if they ever decided to sell, asked that they give her a call first.
Two years later they called her. My sister and her husband bought. They've since renovated that old Victorian home and it has become a real gem.
My dream is to buy a half townhouse in New York. I have often wondered about a similar strategy. I am not in a rush. There is something almost romantic about the approach as there are, indeed, so many special places in New York. And I think many of the current owners also have a special attachment to their homes - even if it is time for them to move on.
At the very least, I do find myself networking and meeting owners in my Chelsea historic district neighborhood. Who knows?

Yes, that would work, but only with a house; not apartment building.
Easy to do with an apt bldg - write them a letter, put it in the mail. Or if you're in the building for an OH, slip it under the door. I've done this a few times, with no success.
I once saw a great apt with a broker. My husband and I wanted to make a bid but the broker said it was off the market. She showed us many other apts but nothing compared. And the broker was reluctant to discuss any reasons the owner had for taking it off the market. On an weird instinct, I went to the apt and rang the bell. I told the owners if they ever wanted to put the apt back on the market, I would love to have it. They told me that they still wanted to sell but that they had fired the broker because she had lied to them -- just as she lied to me. Short version -- I bought the apt (with no broker involved!) and lived happily ever after.

A knock on the door seems like a bad idea to me. Borders on pushy, and makes the false assumption the owner is looking to sell. I would suggest a nice letter.

best way to go is to find something that was taken off market, then offer on that. cut out the broker's fee - big dollars
