Hello, I'm interested in buying a loft (ideally renovated) in Williamsburg and am looking for the best building. Besides 55 Berry and Gretsch - is there anything else that's worth looking into?
The Mill Building
they all seem so far from the train. is it me?
OP, ask bjw2103, he knows the neighborhood well.
119 north 11th has a loft for sale.
seems to be what you're looking for.
Re mutombonyc - how do i contact other users on here? bjw2103 sounds interesting. JMGJAG - great recommendation, unfortunately too pricey for me -but building is beautiful. I haven't seen Mill building units but hear they're nice.
Wow, 119 north 11th is a commercial condominium. It’s illegal to live there, and god save you if you try to get a mortgage. I can’t believe Corcoran’s listing it as an apartment.
the building is live/work
it's legal to live there
I've heard the mill bldg was poorly sound proofed when renovated.
Noise comes at you from apartments on all sides
JMGJAG - are you sure about that? There's no current live/work C of O on the DOB website. There's only an open alteration filing from 1998 where the C of O was never signed off: http://a810-bisweb.nyc.gov/bisweb/COApplicationSummaryServlet?requestid=4&passjobnumber=300604709&passdocnumber=01&allisn=0000816912&allbin=3061551 and even for this filing there's a note on the C of O preview where it states: "ART STUDIO NOTE: USE SHALL BE LIMINTED TO ART STRUDIO, NO LIVING ALLOWED REEL--1668 PAGE--1920". It's taxed as a commercial property. I think this is an illegal loft conversion.
Oh and there are tons of open DOB violations confirming this. For instance:
http://a810-bisweb.nyc.gov/bisweb/ECBQueryByNumberServlet?requestid=2&ecbin=34273714R "ALTERED BUILDING OCCUPIED WITHOUT A VALID CERTIFICATE OF OCCUPANCY BUILDING BEING OCCUPIED A CONDOMINIUM.REMEDY:OBTAIN VALID C OF O."
not 100%
I'm going by a couple of the past sales and all of the past rentals, which were all listed as residential
wellheythere - How do you find the Job number for a certain building's C of O application?? I looked on my building's page but can't find it! Thanks!
BKgirl, it really depends on the building. If you want to post your building, I might be able to help you out.
471 Keap in BK - thanks!
The C of O hasn’t been issued yet, but you can “preview” the C of O here: http://a810-bisweb.nyc.gov/bisweb/JB2ScheduleAServlet?requestid=5&passjobnumber=302143151&passdocnumber=01&allbin=3332272
Thanks!
There's also 330 Wythe. Tremendous space, cool building. But even farther from train. 55 Berry is at N10th - if that's too far, you're REALLY picky.
