does anyone know whats wrong with this? it sounds like a pretty good deal to me!

This is a prime example of a combination 1+1 = 1.5 or 2. Basically got a 1 br/2bth (see previous listing on SE showing 7EF) for a LOT of money.

the living room is very small for a 2br. also 2nd bedroom is tiny.

I've seen it and the place has ZERO closets and is more appropriate for a single person or couple with no children. The building itself is old and DARK, not at all what I had envisioned on Gramercy Park. It's also very over-priced. It's counter-part #9F was just listed as in contract. #9F was about $60,000 cheaper.

Both 7EF and 9Ef are obviously 2 studios that were combined - didn't really get a 2BR/2Bth from the combo, more like a decent sized 1BR/2BTh. (This is probably a prime example of why combining apartments is a tricky thing and sometimes doesn't make sense). And whoever paid that much for 9EF had to be smoking something.
