Brooklyn Commercial Space

It seems that every time I read about an interesting start up (etsy, kickstarter, etc), it is based in Brooklyn. Given all of the empty space here, it seems odd that people aren't picking up that space. Is Brooklyn that much cheaper than Manhattan?

1) Brooklyn commercial space is much cheaper.

2) All of the people starting interesting start ups already live in Brooklyn, so it makes sense for them to establish offics there.
