Discussion about 630 Park Avenue #4A
The 2006 buyers here have just bought 4B for $5,500,000 and a chunk of hallway for $50,000. It'll make a nice combo, giving them the main reception rooms as they were before the 1950's cut-up.

That's over 100% premium for the privilege of recombining the apt - worth it?

Sure! They could put back the 86'x20' enfilade and still have room for three or four bedrooms. Looks as if there might be a plumbing/gas riser in the middle room, but money will find a way....

So, $10M plus another $1M, say, for construction. Not bad for so much effect.

I guess. But there have been some very nice apts on Park going for 6m, 7m (wasn't there a PH on Park Avenue closing for around 5m)?

The rich aren't like you and me, and yet you talk about the costs as if the money meant the same to them as it does us. I suspect that if you can afford $11MM apartment, you're net worth is likely high enough that it matters little if the place costs $8MM, $10MM or $12MM.

I must've been thinking the same way, so absorbed in the combination that I didn't look at 4B in terms of value. The $5.5M was just what it took to get the neighbor out.

Looking further, the neighbor took the $5.5M and a few days later paid just half of it for 12B upstairs. Pretty good trade for her.

Now back to worrying about that pipe in the living room....

KW: the rich aren't like you and me but you can't generalize to say that they will always pay above market. Simply not true. Otherwise, how do you explain all the "lowball" offers that have been accepted in other all-cash, Xliquidity after closing buildings on 5th & Park. Also, not to mention the headache of doing work in a building like 630Park. It's a legitimate question as to whether the original 9/10rm layout in 630Park is worth 10m+ on the 4th floor.

True, you wouldn't have the whole thing, but you'd have the best of it. (You see how I'm entranced with that combo, regardless of what it's worth. I should drop the owner a bravo note.)

I just think it is interesting that people on here actually have opinions about 18 room apartments as if they know the first things about such residences. I mean, a tongue in cheek discussion of Rush Limbau's place is just plain campy fun, but this thread is a tad on the blow-hard side and not funny.

No clue what it'd be worth. I just like the building, looking at the plans in the Carpenter-Candela book, figuring out how to recombine, etc.

Kylewest, it being beyond the bounds of possibility hasn't stopped me yet. E.g., I had big in-my-head plans for that penthouse at 40 Fifth. A lot more fun than the places must of us are actually living in.

KW: I dream big, dude. Isn't that the American way. When I was living in a student-share flat in a basement (in a posh nabe), I was dreaming of something bigger. When I was sharing a 2-bedroom flat in a prime location, I was thinking of my own 3br place. On and on. I would never pass the board at 630Park, but I could conceivably reassemble the original 10rm at 246WEA, pipes be damned.

NWT: You know I'm there with you. I have the Carpenter/Candela + the softback Alpern book + my trove of fplans ripped off olr.com + handy dandy with the jpegs on Paintbrush.

NWT, you can just stop talking about the 40 Fifth PH right this second. I call dibs. After all--I'm the only one on here who even bid on it! Granted, my offer was 93% under asking price, but still...

I have to agree that as compensation for all the Lower 5th Ave/Greenwich Village insight he has shared over the years, Kyle is most entitled to the PH at 40 Fifth (alas in the SE fantasy world that doesn't require $$$$$$$ to play the "re of your dream" game.)

kylewest does have first crack at 40 Fifth. (When we both win Lotto.) Kind of reminds me of that "Curb Your Enthusiasm" episode where Larry gets upset when Jeff fantasizes about Larry's wife.

I was told that there are 7 million SE members. I suggest that each of us contribute $3 each to Kyle so he can have the home he deserves. We all agree he is the (or one of the) best SE poster. How bout it?
