Why would you buy this if you can rent it for $4,000/mth?

Actually, if the mortgage calculator is right, the after-tax monthly payment would be about $3700 at the current asking price of $775,000. With all the renovations this place has, I'm surprised it hasn't sold. Maybe the second bedroom is too narrow (9'3")?
