On the second one, you do realize it's only 600 sq ft with 200 sq ft outdoor space? As you note, it's also probably a top-floor walkup given the layout of the top floor and the width. Being generous and using 50% of the outdoor space in a price per square foot calc, it's asking $1300 a sq ft, which seems steep. West81st, where is something like this transacting these days?

Ah, no I did not see the square feet listed. Are you getting that from the floor plan? Definitely want more space than that. I was thinking on the off chance it's still listed in six months to a year they might hack it down to say $700,000, but I hadn't quite calculated the space. I want 700 to 1000 indoor space.
