Two listings - reality check?

Don't know the etiquette here, only been hanging out a week or so. But I wondered what you who know much more than me (probably everyone here) think of these two listings. On the second one, you do realize it's only 600 sq ft with 200 sq ft outdoor space? As you note, it's also probably a top-floor walkup given the layout of the top floor and the width. Being generous and using 50% of the outdoor space in a price per square foot calc, it's asking $1300 a sq ft, which seems steep. West81st, where is something like this transacting these days?
Ah, no I did not see the square feet listed. Are you getting that from the floor plan? Definitely want more space than that. I was thinking on the off chance it's still listed in six months to a year they might hack it down to say $700,000, but I hadn't quite calculated the space. I want 700 to 1000 indoor space.
