View apts on CPW, esp. in the more desirable southern half, are very hard to price. Because you're essentially talking about a high 6-figure or 7 figure premium for something you can't "eat". And your target market is someone who will pay that kind of money for a view, maybe in flush times, they'd pay an extra few hundred k to get the view apt over the already huge premium. On the other hand, one could also argue that it's a micro-market, so if at one time, there happen to be 5 view apts in the same trading range, you might get a better deal. Or you might have only 1 apt on the market, which could push up the selling price.

NYC10023 - in this case, since both sponsor apartments are "edwardian 5's - with both bedrooms sharing one bath, the price seems really on the high side - especially as they need gut renovations. IMHO the only reason they might get anywhere near asking price is for the simple reason that there is NO BOARD APPROVAL (trumpeted loudly in the listing). Buyers would/might overlook that that is not an asset that can be passed on when THEY go to sell.
