Some tenants sign a lease then break their toilet seat and threaten you with lawsuits and treble damages unless you replace it. Protect yourself. Make sure you are about ready to run a background check on your prospective tenants. Consider avoiding tenants where one spouse has all day to dream up litigation and the other spouse is a lawyer.
