3 bedrooms on UES or UWS

Discussion about
anyone have any suggestions for three bedroom apartments on the UES or UWS? Just looking at all the new buildings and was wondering if anyone had an opinion?

What is your budget? Most true 3 bedrooms on the UES or UWS would start at a minimum of $2.2 million with $2,000 per month maintenance, and go up from there. The Q2 2007 Miller Samuel Douglas Elliman report puts the average price 3 BR co-op at $3.4 million and a 3BR condo at $4.7 million. If you can not afford these numbers, you should look at other neighborhoods that are nearby where the prices will drop off quickly.

I agree that most are $2+ million, but I know you can get a 3br on the UWS for under that if you are willing to go up to the west 90's and west 100's. 801 West End just had one sold for $1.5 (so keep checking) and 306 West 100 has one for under $2m. So, you can certainly get a 3BR for between $1.5m and $2.0m (not talkking brand new construction though), but you have to keep searching and be willing to compromise on some things (probably take a lower floor and maybe not the ideal floorplan).

Try Lincoln Towers. They're in the UWS between 66th and 70th. They may not be the most beautiful apartments, but the 3brs have outdoor space and usually go for under $1.5.

UES has cheaper apartments but you will have to compromise for a coop.

You may want to check out Miraval at 72/york. They just lowered their common charges and they have 3 bedrooms for 1.6-1.7. New construction and great ammenities also. We are seriously considering buying there
