Discussion about 119 East 84th Street #6C
Any thoughts on why this apartment is asking $1.25M, while an apartment with the same layout just sold for $895K. 6th floor apt. looks to have an amazing kitchen and probably a better view. But would agree that the pricing is very aggresive. If you are really interested then I would contact the broker and pose the question. Then make a resonable offer based on what you think the difference should really be. OR better yet - let it sit for a while (and it will sit) and then make the contact with the broker.

I'm sure the kitchen is amazing, but it's only bigger because it has a half bath, where the other apartment has a full bath. And how much can a kitchen reno be worth in this sort of apartment? $50k tops? Add in 10k per floor for each of the four floors and we're looking at a $90K bump. Where does the other $260K come from?

Didn't the second floor apartment face the back? And the sixth floor proably gets a lot more light....and is it the exact same line in the building because faciong the front is better then a brick wall!!

Don't know about what was outside each window, but both apartments are C - the more expensive one is 6C (this is on the Corcoran website listing) and the cheaper one was 2C (this is listed on the streeteasy page for the building).

It looks very overpriced. And, even if the kitchen fixtures are nice, a buyer will probably want to get rid of the black and white floor and replace the wallpaper. $1.25M is just way too high.
