Discussion about
I signed with a broker a few weeks ago.So far I have seen no evidence of marketing the apartment.Since its an independent broker there is no one to really complain to.Anyone that has sold an apartment can you tell me how long after you signed a contract did you see any attempt to market and advertise your apartment? Thanks

I bet this is just one example of useless brokers. They are just smily faces. Do they really know the ins and outs of coops? Lawyers serve that function. Basically, they post an ad and show up at the open house. Seriously - commissions should be cut.

There used to be high commissions for buying stocks. BACK IN THE 70s. With the internet, you can buy 5000 shares for $5. So - broker's commissions must catch up to the times and GET CUT!

It should have been out there by now, unless there was a clear reason the 2 of you discussed to hold off--clearly not the case. In the contract you signed with the broker it should state what the broker will be doing to market the apt. (NYT, NYTimes.com, etc..)
They have had ample time to take pix, put together marketing materials and get it out there.
Contact the broker and tell them you want to see the marketing materials they have prepared and you want to know what they have done to date. Sounds like you should fire them, honestly.

nyc commissions of 6% will soon go the way of the dinosaur. Commissions are entirely negotiable however good luck trying it with the big shops. when the market tanks they'll lower their commission rates. i forsee an antitrust suit any day against the shops however the recent USSC decision may justify their collusive minimum pricing scheme.
