Hiring different contractors

Hi. I just recently purchased a one bedroom co-op apt.- one bed, one and a half baths. I am looking to renovate- putting new hardwood floors down, sanding and painting walls, and re-doing both baths. Any comments on hiring seperate contractors for each step or finding one to do all???

Depending on the building, you may need one person to do everything. My building won't allow anyone to do any work unless the have a GC or Home Improvement Contractor license. Very hard to find a floor sander/painter/wallpaper hanger with these licenses, so you have to get a licensed GC or their sub-contractor to do them.

I think having two contractors is a recipe for disaster. Tough enough to deal with one contractor and the multitude of sub contractors they employ.

The two will end up tripping over one another and fighting over who's responsible for what.

try calling Joseph, 203-803-0801, I was happy with his work, he just repainted my apt and did minor carpentry work, I think he also does bathrooms.

You can definitely find one good contractor to do everything. I recommend Anthony Riccio, AD Custom Interiors. 347-267-1681. He did a wonderful job on my Manhattan apartment renovation and is very easy to work with. Fair pricing, quality work.

I work for http://www.divinemoving.com and in many of our jobs I saw the same company doing a great job and I heard they are not very expensive, I don't remmember the main number but I do have the general manager phone number is 646-721-2266 I have already recommended them to a lot of my customers and only heard great reviews....

I recently had Anthony Riccio over and was disspointed. He was nearly 2 hours late for the appointment, did not provide much input except that I kept telling me to replace all. He was not wiling to work around or discuss pros and cons of options. His quote was double the price the other 4 contractors estimated.

I used Anthony Riccio last year for a complicated kitchen and hallway renovation. His work was fantastic, pricing was fair for the level of quality he delivered and he returned every call. I am sorry to hear that Applenyc did not have a positive experience with him. I have referred him to others who have been very pleased.

You have probably long finished your renovation, by now you will have discovered that hiring one General Contractor to do all is the way to go. Small vendors simply don't carry the $1m insurance required by NYC coops/condos. Also realestatejunckie is right in saying that multiple independant contractors will trip over each other and you will never discover who was responsible for what.
