Has anyone seen this building? I like some of the floorplans, but I'm nervous about the ground lease. Also: Is anyone familiar with the developers and their reputation? Thanks.

There's a church in the building which is a wildcard as it is in Livmor. We really don't know how that will affect living there.

I've done a lot of research. The ground lease is 99 years plus option to renew for another 99 years... so I see little to be nervous about (the 'rent' is low and will increase a little over time...like 1% per year. less than inflation). The developer is a small shop, but dedicated to the project. Met the woman in charge many times and she is honest and fair. The church is totally separated from the rest of the building and will use the space as office space. The entrance to the church for the congregation and for office is next door.

what are the terms of the ground lease? did you read when and how the rent increases over the 99 years? are you sure it is just 1%? that seems crazy low.

we have seen the building and it is promising, this kind of ground lease as stated are not an issue. I ave not seen the offering plan in details though. I am really tempted as well by this dev.
