Hi all, Does anybody know the price per square footage in battery park city for new developments? Is $1050-1100 per square foot is reasonable?

I am not too familiar with BPC new construction, and I was GOING to say that that per square foot price range seems rather high, but upon looking at what people are asking, that might be the "asking" price range.
While BPC can be "modern" and new, I don't know if 1,100 per square foot is such a great investment. But as long as Fannie Mae is backing mortagages in BPC (which in itself is ridiculous) asking prices are going to remain high.

$1000 per square foot in BPC is way too high, because monthlies throughout BPC are incredibly high. Take a look at how low the ppsf is in the more established buildings to get a sense of pricing after sponsor incentives that artificially decrease common charges. The sponsor incentives disappear much faster than even a tax abatement, so be sure to project your monthlies just a few years out when comparing to other places.
Taking a look at 30 West Street, which is pretty new, although asking prices seem to be in the ~$1100 psf range, recent closings have been more like $800 psf, and they've still got a couple of years' of sponsor incentive left. Streeteasy shows the average listing in BPC at $738 psf--that's asking prices, not what things are actually selling at--largely due to high monthlies.
