I assume we're talking about buying NYC RE here, and nothing else? I.e., not the stock market, not NYC RE rents, etc.? In that case, add me to the bears. FTR, I'm an inflation-adjusted "keep bleeding, and then bleed some more" bear, not a nominal price "chop off the arm in one swoop" bear.

Also, I don't think Jimmy Hones is a bull on NYC RE prices -- he just recently signed a 2-year lease.

Honestly, I've railed against this silly reductionist dichotomy of us vs them on this board. It really takes away from discussion and leads to a lot of posts that are, to put it mildly, less than informative, even if they are at times entertaining. There are people here with a pretty clear-cut MO/agenda, and I tend to just gloss over their rants, or in a few select cases (most of you know exactly who I'm referring to) prod them with their own bs (for my entertainment, mostly). That being said, I've always been a fence-sitter, though I still don't see much room for near-term appreciation in NYC real estate.

Im most certainly a RE bear though I acknowledge strange things happen to all market places.

Can we get some parameters in there though, as we have fence sitters in the mix?
Does a bear mean real estate is going lower? ......more than a year? more than a percentage?etc.
