Look I understand you've got 2.5k more open houses to set up this Sunday, but please it's like saying a first year analyst has to open up a spread sheet.
2,444 open houses tomorrow!!!!!!! Flmao. Can I plz plz plz get some market temp for manhattan re.
How long can you guys keep this up and tell ppl the market is still 'hot'. Flmao.
What does 2,444 open house vs. 1,222 or 500 open houses tell you? I don't see how that number indicate whether the market is hot or cold.

It would be more meaningful if you also have the numbers of contracts signed/closed.
Foreclosure and unemployment numbers are more interesting, imo.

instead of having 27% of the listing having an open house this sunday... its' actually only 20% bc the number of listings actually increased by 3K... see I CAN be a friend of the industry....

I agree that prices are still in bubble territory around here. I'm just saying that it would be more meaning if you can show that open houses are up and contracts signed are down. If open house and contracts signed are both up then, then it would suggest that the market is indeed hot. Of course, I believe that contracts signed will be down from May onwards.
Foreclosure notices higher than sales numbers, now that would be an even more interesting comparison. We won't get out of bubble territory until distressed sales numbers represents a much higher percentage. I think that's coming... It'll take some time, but definitely coming.

Sunday, w67 spends the vast majority of his time finding "reasons" for his bearish point of view on real estate. He also believes everything that is on streeteasy (# of listings, open houses, etc) and nothing from anywhere else.

Moxie. Ya couldve at least given me market temp while taking the train back to brooklyn. So how were the 3 open houses you held? Lots of traffic, or taking one for your client.
Herez how I see it playing out. Lots of sellers playing musical chairs with lots of brokerage houses until 'reality' sets in. I really feel for the brokerage industry. It'll almost be like you don't WANT an exclusive that's priced a Dollar more than a comp. But there will always be the newbie that'll take the listing, hey? So open housing you will do.
Oh smoking and gambling (except for bachelor parties at Vegas, just to be social) I don't do.
