Help good people of Streeteasy! I sold my co-op and need to get out in 3 weeks. I thought I would have a million things to choose from and people would be begging me to rent an apt from them--it seems I'm about 6 months behind that one. I'm looking to find a one bedroom or large studio in The Village, Chelsea, Meat Packing, Tribeca etc, for around $3000-$3500, but the NY'er in me just does not want to pay a fee. Any suggestions on buildings that have management companies (ther than Rockrose and Related)or other thoughts --PLEASE let me know. Otherwise, I may have to stay at my parents house until I sort this out and I'm WAY too old for that nonsense :) Thank for you help, really appreciate it

Hi MJH -- with that price range I don't think you'll have a problem finding an apartment. Have you looked at the usual places nyt, craigs etc,..? I also think that the good brokers out there can probably still find no-fee deals for you, as in the building pays the broker's fee and not you. We recently re-assigned our lease for a small one-bedroom (link below), for $2150 / mo in the Financial District in a full service building. While I thinks ours was priced competitively low -- the other units in our building aren't too much higher -- and there are units still available. Hope that helps anyways.

downtown neighborhood will equal a downtown broker commission, unless you go to one of the above mentioned property managers

Hi Mjh1962, I am one of the "good brokers out there" as Cahi put it, and do still have some on fee apartments that the owner pay me, and not you. If you'd like to discuss, please feel free to call me on 646-373-2959. Thanks

daniel, i'm sure your firm like mine still has some no fee listings. about 20%-30% of the market right now. and the competition for those good no fee units is ridiculous.

renters are learning quickly that the "no fee" apartments have the fee built in somewhere and usually can get a better deal on an apartment where they have to pay a fee upfront. so don't bullshit people

OP--- I'm searching for a place, too. As I waffle, they keep giving me better offers. You're in the driver's seat, honey-chile! Don't say yes to anything too quickly. You WILL get a hell of a deal. You are not going to have to pay a broker's fee. You are not going to have to pay first and last ............. You are going to find a beauty of a place.
