raise of hands, how many 1bdrm $1.3MM buyers in 2005-2007 would rather have waited and gotten this (3bdrm CPW at ardsley).... http://streeteasy.com/nyc/sale/478267-coop-320-central-park-west-upper-west-side-new-york FYI, my wife was pissed cause she wanted me to bid on this unit and it looked like it was "sold." ..... so if anyone wantz to pounce on a busted contract... go get em.... I've convinced my wife the market will get juicier in the coming fall/spring... but if you gotta pull the trigger... nothing like a weakened busted contract post april 30, 2010... to lowballz... good luck. Well that is a sweet little prize.
I don't doubt that Dr. wife wants to bid. Why not throw in a low ball and see if the disapointed seller takes a bite.

I'm completely PARANOID i'll miss the absolute BOTTOM! But, let's say 2,447 ooopss.. 2,465 open houses and increasing at an amazing clip... gives me, shall I say, BIG BALLZ.....

Apt23, I haven't pulled the trigger yet. Plenty to come and plenty $500psf for everyone. Think more free love in the 60's then committed 'relationship.'

Ali, the op is about comparison shopping. I agree ain't no big thing, except just 3 short years ago ppl were falling over themselves for $1mm jumbos studios. So I give you a needs work 3 bdrm with w/d, doorman on cpw under $1.5mm (probably can grt done lower with right finances). Yes admittedly would like it lower 200's cpw but still..... And we ain't done deflating yet.

So howz the mkt temp in NYC?

Oh, sorry W67, I thought I was the only one who answered the market temp question on the earlier thread. Spring was hotter than I at least expected with a 5% jump and some decent activity -- I've got a closing Tues and should have another in about six weeks. BUT both of those are in the lower price points; sub-one-million dollar-deals.

$1-2 million well-priced stuff still goes quickly -- today saw a 3-BR Village gut that already has multiple bids -- but it feels in general like a "colder" market with less hurry. I think if you could see volume y-o-y, you wouldn't see anywhere near the volume jump at $2mm that we saw at $1mm.

Higher than that, I'm not really playing in right now -- casting an eye around for a townhouse for clients, and again, the well-priced one had multiple offers, everything else sitting.

So my reading is...... 99% of listings are asking way too much. The ones selling are priced at 2003/2004. So in the future when the 99% gets a reality chk and price at 2003/2004, the 1% that will sell in that market will be priced at 2000/2001 pricing.
