report abuse i am sorry but those are not articles, they are opinions in blogs wit absolutely no data to substantiate any claims or hopes. show us the data of rents going higher and we'll talk.
I don't need to show anyone any data. other people here are doing it for me. there is another thread here (very recent) about rental concessions being taken away. my line is this:
1. inventory levels decrease IN DESIREABLE NEIGHBORHOODS (I don't really care about Fidi, Midtown West of 9th ave, Bklyn, LI city or the neighborhood next to the housing projects behind the time warner center. you want to live in those places, good for you)
2. landlords, noting the decrease in inventory will begin to take away concessions in select circumtances (this is already happening)
3. rents will increase
WATCH IT HAPPEN! If you don't sign a long term lease on a "deal" apartment you will be priced out
I do this everyday, I see it everyday

report abuse i think it's funny to see something in print that i have seen coming for a while now. i am sure i am not the only busy rental broker to notice. the people right now who are unwilling to pay a fee are frankly only seeing a portion of the market. inventory, has indeed tightened up. that has and will invariably lead to a tightening of concessions of all kinds. soon prices will rise. unless of course you are willing to live in the financial distict, above 96th st, west of 9th ave in the east 30's, and 40's. or brooklyn.
Much funnier...although I certainly set a low bar there.

yesterday i was hfs, and others. today, i am desperate to prove my point, when it has so clearly been proven for me. my story has always been very straight foward and simple. lower vacancy rates = higher rents and fewer landlord concessions. all of those points have proven out nicely in the last couple of months. what has your story been ar?

I was wrong. I said that rents I was tracking were flattish compared to 2009, that they'll eventually go up, but that I had seen no such evidence yet. The TREGNY / Citi-Habitats report bore me wrong: rents are up 2% compared to last year.
You on the other hand have been right all along, starting with your Nov 2009 proclaimation that rents were up. I proclaim it's noon right now.
