This Co-op, The Imperial Beverly, protects its shareholders by strongly encouraging all sales to be AT LEAST $300 per square foot. Hence, the price of $185,000, which allows some flexibility in price. Open House Thursday 6pm-8pm. Seller is motivated to sell ASAP!

Looks like it was listed for $175k and didn't sell then either.

l-shaped studios are selling in 130's and this one deserves an additional $50K.... sure.

you can get a 6-700 sq ft 1 br for close to that price in similar "lived in" condition.

The seller could sell for AT LEAST $300 per square foot, with a buyer rebate of AT LEAST $150 per square foot written into the contract.

let them gut renovate the place and then they'll get the $170K. (567 sq ft)

Anyway, if this Co-op, The Imperial Beverly, really loved its shareholders, it would protect them by strongly encouraging all sales to be AT LEAST $1300 per square foot.

Gerard Splendore, good luck with the weekly "I can out-dumb you in written statements" brokers' competition. This is a truly sporting entry.

ah, he's just another broker who got lost in brooklyn and thought that this was park slope. once he loses his shirt with taxi fare and advertizing, he'll be running with the tail between his legs just like elliman/corcoran/etc have done many times in this neighb.

I think he's just another broker who thinks sellers otherwise would ask for as little $$$ as possible, unless strongly encourage by their coop to sell for more.

And then invokes "Hence"!
