If you assume 10% transaction costs, they are obviously just trying to break even. An unlikely outcome. I don't think you will see profit here.

LGeorge: -- comparables (recorded sale on left, list on right). I would say under $1MM is probably pretty fair for this building on this unit.

You forgot #6F $1.345MM 7/24/2008.

I saw both #8F and #5F during open house. You may have had a shoot with #5F with your price. I would be very surprised if #8F sells for anything close to that number.
