Discussion about
How come brokers @ New Developments do not negotiate if buyers do not use brokers? If the developer save by not paying a buyer's broker, why don't they pass it on to the buyers or at least a portion of it?

what do you mean by "negotiate"? They don't even talk to you or no leverage on price?

I've always wondered this myself. After buying two brand new condos I still don't have a definitive answer. My guess is that the developer is going to pay 6% commission no matter what. If you don't have an agent, the representing broker gets all of it. So there's no incentive for the developer to reduce the cost.

SSS don't think that is true. I have heard that the selling agents are on some sort of different pay scale. I have heard salary + commission. Can anyone verify this?

I can tell you exactly what many developers pay their agents. I wont however until you tell me what industry you work in and exactly what your margins/payscale are, the company you work for, etc, so I can beat you over the head and nickel and dime you along the way.
