Discussion about 175 West 12th Street in Greenwich Village
the building is on 7th ave. I have heard that the hospital is relocating across the street, but there will be height restrictions.
What floor are you on and how close are you to the building? Will you be losing a spectacular view? What about the light? Is it priced accordingly? These are the questions I would ask IF I loved the apartment.

great long-term investment, since there will never be much new inventor in this neighborhood (landmark district).
The St. Vincent's multi-building demolition/construction project may go on for a decade and hugely disrupt traffic in the area and create unbelievable noise. I think life on 12th Street could be a nightmare for years if this project goes forward which it most certainly will in some form. Even if scaled back, the project will be noisy, dirty and do nothing for the area. The hospital has legitimate needs and the neighborhood needs a great hospital, but from a purely self-interested real estate perspective, this project is not good for values in the adjacent blocks for the next years. Be VERY careful before getting involved in this--this is something a lawyer should research to death to determine what views will be left and how the project will impact your investment. There's a reason properties for sale in this area are beginning to languish and others are dropping prices that look like bargains.

One of my favorite buildings is 299 west 12th. Do you think this building will lose its magnificent views or desirability with the above-described hospital project? With that lovely little park across the street, none of the front facing units would, but how about the back? I remember seeing a beautiful alcove studio there, but it was on the back, and as gorgeous as the London Terrace development is, it looked like a huge prison from that vantage point.
I agree a2deuce, 175 should benefit from the new development, the new park, and the new lenox hill urgent care facility. time to get in is pobably now
Ricardo, not to worry about 299 W 12th. First of all its a whole avenue block away from where St Vincents used to be so there will be no impact its views. Secondly, the St Vincent's project didn't happen. The hospital was forced to close and super luxury condos are being developed on the hospital site. I agree that 299 is a really gorgeous building, I have never been inside but I grew up around the corner and it was definitely "aspirational".
299 W 12th is a very nice building. No problems with the views, as NativeRestless has described.
I have relatives living there. No problems-- they are happy there.

the new park is looking great. this area just gets better and better.
