Discussion about
I saw a great apartment at the open house today. Does anybody know anything about the building?
You mean http://streeteasy.com/nyc/sale/535243-condo-640-west-end-avenue-upper-west-side-new-york?
Some of the apartments have great detail, depending on how they made it through the various cut-ups before it went condo.
7B sold for $440,000 in 1997. The buyers had been in the apartment at least as far back as 1993. Since 1997 they've accumulated $1,275,000 of debt against it, at horrific rates: $875K at >8% interest-only, and $400K at >10%. Not that that necessarily matters as far as the sale goes....
Wow, talk about being capturing the zeitgeist of an era.
Nice, but hey, why not? Should still be above H20.
Thanks NWT... Do you know anything about the building? Are there any issues? Also, how can you know about the owners finances in that much detail?
Don't know of any issues, but googling the address will turn up NYT articles about the building and another by the same architect, 190 RSD.
Mortgage details are on ACRIS.
Thanks NWT
lararinna, I'm looking for a 2 bedroom condo but sometimes I view 3 bedroom condos as a point of comparison for myself. I went to Apt. 7B a few days ago.
1. The one thing that I didn't like about the building was the part-time doorman. This is just speculation on my part, but cutting doorman hours makes me wonder if the building is looking to cut expenses in other ways. I didn't like that the building had no doorman before 8am weekdays and 9am on weekends.
2. I also wondered about the high cost for the storage unit. At a listed sale price of $2.4M, the storage unit should be included in the purchase prince IMO.
3. The apartment had many wonderful features including the great light in the master bedroom and the beautiful floors throughout the apartment. Besides the unfinished kitchen, it did need some updating in other rooms. I was impressed that someone in that apartment could play on a drumset without disturbing the neigbors.
The ivy can't be good for the masonry in teh long run.
