Does anybody know of any good software that I could use for my investment in a multifamily house where i can enter my rents, calculate my cash flows, net profit, net present value etc.. a software that i could use for myself as an tenant and also use for my potential investors ?? i have not found anything sofar.

In a pinch you could use Excel, but I'm guessing you don't want to do that (I wouldn't want to either). Being an avid Mac user and imagining myself in your shoes, I would probably use Filemaker Pro to make a database that has everything I want it to have. It is infinitely customizable. If you are looking for an turnkey solution, you can probably find someone that will either sell you an existing database that works for you or you could just design it yourself (that's what I would do).
