Hello- Does anyone have any info about this building? Have a lot of units closed? When is the expected move in date? Are they willing to negotiate on the prices? Thanks!

This building is a sh@t show. We literally had to jump over a homeless person that
was passed out on the front steps of the sales office. I don't know how they feel they can ask those
prices for what you actually get. The building is literally next to Scores strip club (they share a wall). there is a huge residential building supposedly going up across the street so all apartments will lose any view. Was definitely not impressed with sales presentation and will be shocked if it actually sells through, considering all the competition. The surrounding area is a dump. There are much better buildings in the area that Warrant those prices.

Whatever else your experience proves, the developer/sponsor deserves some 'splaining from their sales and marketing team. What RE sales office allows a homeless person to pass out on the steps for even 30 seconds when they are open/? Sorry, you just negated whatever the cost of is of getting a perspective buyer in the door. Give the guy $20 to buy some vodka (or crack) (I'd love to say a decent meal and a hot shower but not sure the latter can be gotten in NYC for $20) , call the cops or EMS...

After that, they could have presented 15 CPW at Brooklyn prices and I guarantee you wouldn't have wanted to buy. "You only get one chance to make a first impression"...

Well, we've investigated this building pretty thoroughly and the prices are reasonable for what you get, and if you're willing to be the first on the block, well you are surrounded by greatness (pertaining to the neighborhood) so here's an opportunity. Great galleries, the Highline, a new subway for easier access. Follow the trend set in the Flatiron district; (remember not too long ago, there were clubs and strip bars all over that area)-look at it now. Then there was SOHO before that, etc., etc., etc. The building is a hot building with very creative and decently designed bathrooms and borderline great kitchens, and gorgeous floors. Some of the original amenities have been cut out (waterfall), but the high price of say the Caledonia, The Modern, or the Jean Nouvel, 100 Eleventh Avenue building, you are not paying exorbitant prices here. This is definitely a diamond and it’s not in the rough. Let’s hope this dreadful economy starts heading up to give New York City the boost it needs in real estate sales. God knows this trickles down to the rest of us and in so many ways. I wish these guys the best in their endeavor and definitely give this place a hard look if you want to live in the area.

Prospective buyers be warned that the developer is known to cut corners and can't be trusted. I bought a unit in another Ekstein building and have found it very difficult to get even the smallest punchlist issue sorted out. My experience is they are happy to walk away from their sloppy work once your contract is signed -- calls not returned, missed appointments (they make the cable guy look good), and when the work is done chances are it still won't be right. If you're serious about buying here, make sure you budget for the extra legal work (that's unfortunately where we are)!

Anyone got any intelligence on +art? While obviously the location is 'up and coming' and you are buying for the long term (high line phase 2 and future residential development in the area) so while you may have to put up with some inconvenience in the short term with lack of amenities, construction and the overall area, to me this seems like a good long term investment opportunity and the build and design of the development seems good to me.

Really like the building but prices are too high for the location... Compare to Loft 25 which is a better location but selling at less. There will for sure be three really tough years here next to Scores, a building site for the new Avalon building and... well nothing. Ten years out I have a great feeling but short term... cannot sell it to my wife even if I love it once inside the walls.

What do you think? How much can be negotiated here?

yeah: Loft25 is very negotiable. Use that as your bargaining chip.

How high are the ceilings? What are the chances of loosing the southern views on the high floors any time soon? Does anyone know what % off asking price these units are going into contract for?

I saw some apartments in this building and thought they were beautiful. However, the neighborhood still makes me nervous even though so many people (esp. real estate brokers) claim that it will be the next hot area. They also say once the empty lot across the street will be developed this year and that will change everything. Still seems risky to put down a million or more BEFORE a neighborhood takes off. Seems like backward thinking if you ask me but, on the other hand maybe it will pay off eventually.

I finally looked at the apartments and was less than impressed. The appliances in the kitchen were nice but the fixtures and finishes throughout the apartment seemed like high-end rental not high-end condo. The lay-outs are unimaginative. I'm not once to contantly say that a seller if overstating the square footage, but these units seemed way smaller than other units of comparable square footage (maybe it is the layout but these units seemed very small compared to the size they claim). The on-site sales office claims construction has begun on the building accross the street (and, while they may be 'technically' correct) but I would be surprised if anything is completed within 3 years. I've watched a lot of buildings get 'technically' started and 2 years later there is no change.

One issue with the area - maybe it will be the next great area or maybe the buyers will be stuck with a condo in the middle of an industrial warehouse district. I'm not willing to gamble $1MM on that. Yes, Related is developing Hudson Yards but it will be 10-15 years before any major changes will be seen. I would not like to walk out of my $1MM condo and see a storage facility for Ryder trucks and a taxi cab garage.

What is the story about your neighbor SCORES Gentlemens Club?
Do they own their buidling?
Are they on a lease?

what is going on with this building? It seemed as if things were moving a bit but, from the looks of streeteasy's records I am wondering if sales are stalled at this building.

Unfortunately, I have to agree with downtown1234. I, too, am less than impressed about the finishes on this building. Aspects of it do look like a rental (not a high-end condo building). Also, there currently is no bike room and no storage (and no storage planned). Plus, there is an empty lot right across the street that is suppossed to be developed into a large rental building, so I am not going to spend a large sum of money to buy a condo and then listen to pilings being driven into the ground/construction for a year. And, of course, SCORES remains right next store. Importantly, there is an enormous "commercial unit" in the basement of the condo. This commercial unit runs under the entire length of the condo building, but no one knows what for what it will be used (as it has not yet sold). As the basement unit is zoned commercial, the owner could use it for any purpose (a nightclub? a restaurant? who knows..). Anyone considering whether to purchase should look at the size of this basement commercial unit and think carefully. As there are many other condo buildings that don't have these deficiencies, I'm going with one located a few blocks south and east of this building. Although the long walk to the subway maybe just fine for those looking to live in a former warehouse district, I think that there are better deals to be had elsewhere.

Why are there any surprises here? Did you ever visit this neighborhood before 18 months ago? Why would a developer build apartments with "condo" finishes if a homeless guy is out on the front steps and Scores is next door?

Let me give you all my two cents . I am currently living in the art and I can only to say that the building and the unit that me and my partner have bought into is great . The building is not for all types nor does it have the location that is in the middle of everything and that includes noisy and crowded streets but it has the location for those who love the "High line" and the "Chelsea River Park and Piers" as well as a great piece of Manhattan that you can afford . We moved from one of the best locations in the city about 10 months ago it was 21st and Fifth, new construction as well and all I can say is this economically and environmentally this is fare more superior but of corse if you love living in the heart of noise, filth and being over charged because of location then that is where you should go . The price that we paid for the unit was better than anything we looked at and remember this is a CONDO and not a CO OP so your money is not controlled by a board and the value is good here. I think you should do a little shopping around and tell me what you come up with that is NEW and a CONDO not OLD and a CO OP in the area .. This is a very well run new building with low maintenance and taxes and that a person should be concerned about when purchasing any new property . About the lot across the street this is New York for goodness sake there are building being taken down and built everyday if this is your concern maybe one should think about moving to a farm in ohio. About the basement space I can only say if it becomes a party space or night club and is run the way "SCORES" is run or "The EAGLE" I would not be upset at all both clubs are well maintained and controlled also it will be leased out and will not be sold to answer that question.The area is not for families that is the only thing I would say but my partner and I where not looking for that type of environment. This area is for ADULTS at this point. The last thing is the walk to the subway really now is it that fare to the E or C and when the 7 line comes through very shortly that will be one block away... One has to remember there is to much money vested in this area and areas like this Manhattan is only so big and new development areas are coming to a limit in the near future so look for what fits your needs and make yourself happy as we did. Do not rely on others to tell you what is right for you....
