Discussion about Fifteen Madison Square North at 15 East 26th Street in NoMad
saw the building. south facing units are all 3 bedrooms start at high 3MM+. 1 bedrooms include an office and start at 1.275MM- There are limited (read badly obstructed views) on the 12th floor- Higher floors (19th) have much better views and are 2 bedrooms, but priced at $1.9MM. North facing units are large (3-4 bedrooms)
I've seen both of the 1 BR layouts available. Several issues:
- They are located mid-building, and primarily face east.
- Views are completely blocked below the 13th floor. And prices are jacked up for those 13 and above.
- The C line has a small, almost unusable study. Might work as an office or a baby nursery. But it eats up enough floor space that there's no room for a dining room of any sort.
- The D line has two sides of windows -- which might be nice. Problem is a very odd layout. You walk into a medium size foyer/room between the kitchen and the living room. It doesn't seem very usable.
- There is a risk related to the building next door. The building is currently for sale. There seems to be conflicting info about whether a new build could block views . . . but that's quite a risk for buyers of these units.
Yeah.. I think this is one of the most ridiculous buildings in the city. I think you nailed just some of the issues. Nevermind the completely insane pricing for these units. After my initial inquiry into this place I realized it was only for those who had money to burn for a full park view.
Prices are dropping on these. Just noticed a 1 BR listed at $1.7M that closed at $1.45M. Down 15% from ask. Top priced remaining unit also had a 15% price chop.
Feels like 15% to 20% off will get these movin' and closed.
Another one at a more reasonable rate. 14D closed at $1.3M. Add in developers closing costs and it's likely still over $1.4M investment.
Seems like the remaining units are moving more quickly
