What's so Special about south of 27?

New to the Hampton's scene and wondering what is so special about being South of route 27? I understand the waterfront property premium but for properties not on the water, not sure I understand the logic. Can a Hamptons old-timer explain?

simple nearer the ocean. in the old days there were not may houses north of the highway. it was all farmland. the place to be was always south of the main road. in fact, even south of the highway there were huge farms between all the villages and the hamptons felt remote and country like. as late as the 80s the towns shut down after labor day. restaurants werent open. houses were shut up. it was only a summer place. quiet, serene, no traffic.

Also consider properties a little further west. There are some amazing bargains to be had, close to or at the water's edge, in places like Mastic Beach, Shirley, the Moriches. Wonderful views, easy access to ocean beaches and the waters of the bay... without the huge price tag.
