Hello, I am moving to Brooklyn form D.C. I am on my hunt, but am getting caught up as far as judging value for the properties I find. I guess my question is: What are the standard sqftge prices for Rentals in Bk Heights, Fort Greene, Park Slope, Cinton Hill, Bed Stuy,etc. and how should one formulate value for these areas depending on space, transit, culture, yaadda yadda. Hello, I am moving to Brooklyn form D.C. I am on my hunt, but am getting caught up as far as judging value for the properties I find. I guess my question is: What are the standard sqftge prices for Rentals in Bk Heights, Fort Greene, Park Slope, Cinton Hill, Bed Stuy,etc. and how should one formulate value for these areas depending on space, transit, culture, yaadda yadda. No need being a blank profile...i'm a black male in my mid twenties with a more than reasonable price range and reasonable standard of living...take that as you will. I just can't figure if new construction in Clinton Hill is better than an equally priced, smaller, older property in fort greene...park slpe...bk heights... Someon please help me sort this thing out...is their an equation? A spreadsheet? A one -pager that sorts this mess out. I JUST WANT TO FIND A HOME! (sympathy please) thanks -the new guy [less]

(disclaimer) I am just looking for advice. If anyone out there gets offended by my questioning (cuz some of you definetly do...for whatever reason) Please let me know how to correctly word it.... Thank you.
Do you have a ballpark number for budget, what you can spend a month? 1000, 1500, 2000, 3000? It would help zero in on options.
Oh ok...sorry 2br 2800MAX...more like 2500, but again i'll spend extra if its worth it..I just don't know how to tell if it's "worht it". thanks.
Probably not going to happen in the nicer neighborhoods like Brooklyn Heights or Park Slope. I wouldn't live in Bed-Stuy (still too sketchy) or Clinton Hill (transportation issues), but YMMV.

If he can pay 2500 for a studio in bklyn - then he might as well have the convenience of living in manhattan for the same price!
Except that a similar "luxury" studio (new, large, washer/dryer in unit, doorman, etc) would probably go for $3500 here.
My brother's girlfriend just moved into a 480 sq ft studio at the Chelsea Landmark. $3300 a month, and the finishes aren't as nearly as nice.
Well the OP was looking for a two bedroom - so it sounds like a studio is well off the mark!

for 2800 you could get something - we have looked in brooklyn and there are a few two beds in that range. we have seen some down to 2200. areas we focused on were brooklyn heights, cobble hill and carrol gardens. we looked at three places quite around 100 sqft for about that price. not palaces but two beds in nice neighborhoods in brooklyn.
3300 for a 480 sqft in chelsea???? seems a bit off the mark.
i live in a 1 bed in a new building chelsea, about twice that size for less than that price.

A bit off the mark? In what way? I agree that rents are nuts in this town, but it's hardly "off the mark". In fact, here's another studio unit at the Chelsea Landmark available for $3450.

I'm not saying it's the going rate (yet), but $3000+ for a luxury studio with lots of amenities in a convenient downtown location isn't uncommon. I pay ~$4000 for a large one bedroom in the West Village and I don't think it's absurdly high.
I've been looking for a 2 bedroom in the Brooklyn Heights/Cobble Hill area, but I haven't seen a real 2 bedroom for less than $3000 that didn't suck in some way. YMMV.

basically this all came from looking at a new construction called the MYNT on myrtle in th clinton Bstuy area...the buildng is still being built but a couple units were finished. 2br 2bth 900 sqft renovation for 2300...and they kind of floated up from there...doorman, garage, gym, elevator and terrace. Is that good? could I find something like that in fort greene or p slope for 2800- 3000? more space? better transpo?
And what does "sketchy" mean. I grew up and lived for most of my life in areas ppl have called sketchy. is it sketchy like "a couple" people got robbed and "a coupl" cars got brken in to? Or do I really have to fear for my life?
I just want to know what some price caps are so I don't fell like I got jerked. Curbed.com already laughed at the prices, but if not there than where? Price caps please for a man not afraid to be a part time maverick. thanx
And Apt Seeker, when and where did you find 1000sq ft in parkslope or BK heights for 2200? haha. And again..where should one look...go with a broker? they dont return calls...ifyou have a good one let me know.
