How are things at the Cocoa? I'm interested in buying a unit in the building. Any info would be helpful.

The furniture may not fit as well as you may hope. Those angles can be killers.

I just cannot understand how the tiny studios in this building could be used for anything but a pied-a-terre.

They're smaller than hotel rooms.

This building should have a 421-G, which would be an exemption plus an abatement. They should expire on two different timelines. I don't have the offering plan in front of me to tell you the dates, though.
